31,000 KWh Saved with a Four Year Payback at Phoenix House
Phoenix House is a multi tenanted office building for new start and growing SME companies. It is located at the Enterprise Zone, Swansea. The owners were looking for cost reductions in energy spend for the building. The owner wanted a Landlord Energy Efficiency Audit to see the benefits of using energy saving technology. EFT was selected as their preferable consultant and contractor to carry out the energy audit and project. The project value was £22,500 and was completed within a two week duration.
Following a review of the building services a number of old and inefficient systems were identified such as the building’s lighting, heating and water heating. In addition to identifying potential energy saving opportunities the audit also helped identify legislation compliance issues such as emergency lighting not meeting current standards.
This is extremely important for both legal and insurance purposes. Whilst undertaking our survey we also identified weaknesses in other services such as fire protection and alarm, ventilation and intruder systems.
Following an overall assessment of the systems it was identified that the lighting was the area of most importance and would provide the quickest return on investment.
Design of the proposed installation consisted new LED luminaires to cover general lighting, emergency lighting and external lighting.
The existing lighting controls were also upgraded to further enhance the energy efficiency of the installation. Introduction of absence and presence detection to internal spaces with daylight dimming facilities to spaces where sufficient natural light is available. Addition of a new timeclock and photocell arrangement to the external lighting provided better control to the external lighting, only operating when needed rather than all night. The use of these controls meant the operation time of each fitting was further reduced, which in turn significantly increases the product life.
On lighting alone the building was using circa 37,000kWh per annum at a cost of circa £4060.00.
The payback period
Inclusive of the money saved via the Enhanced Capital Allowance scheme within the first year, the overall payback period is circa 4 years. When considered that the fittings have a life expectancy of circa 25 years (base on the worst case annual usage for this installation), and are warrantied for 5 years, the fittings are installed practically maintenance free for a fifth of their life time.

Overall energy reduction of circa 31,000kWh per annum at a cost of circa £3600.00, including annual maintenance charges, which further increase savings and reduces payback.
The contract works were undertaken in a very efficient manner on a basis that suited the use of the building. The lighting creates a far better environment than previous as well as being far more energy efficient and our end users are extremely pleased with the result.
Return on Investment
The expenditure has been a good investment for the building, with noticeable impact on our energy bills. We are extremely satisfied with the outcome and are already seeing the rewards.
The reduction in power consumption equates to a reduction of circa 3950 kg carbon per annum. This has helped our policy of carbon reduction in accordance with our environment management system.
The whole experience from initial assessment through to delivery was a very smooth and efficient process, keeping us fully aware throughout the stages. We will be using EFT to deliver the next stages of the recommendations.
